Can I put a 6-foot privacy fence in my front yard in Pottstown?

Not in the borough's neighborhoods. The front-yard rule is about looks as much as height, and corner lots get a second street side.

Short answer

No. In Pottstown Borough's residential Conservation and Gateway districts, a front-yard fence can be at most 4 ft tall and has to be picket-style (wood, vinyl, composite or ornamental metal made to look like pickets) or brick or stone (Zoning §27-317). A solid 6 ft privacy fence belongs in an interior side yard, where the limit is 6 ft. On a corner lot the side yard facing the street also drops to 4 ft.

Why a 4 ft board fence still won't pass out front

People usually ask about height, but the borough chart also controls the look. The front-yard row allows vinyl, composite, wood, ornamental iron, aluminum or steel "designed to look like a picket fence," or a brick or stone wall. So lowering a solid privacy panel to 4 ft doesn't fix it. A 4 ft stockade or a plain chain link front fence isn't on that row of the chart either.

That rule fits how Pottstown was built. The borough has about 10,700 housing units on just under 5 sq mi, a lot of them twins and rowhomes set close to the sidewalk. A wall of 6 ft panels on one porch front would change the whole block, and the code is written to keep front yards open and consistent.

The interior side yard is where most borough privacy fences end up: the strip between your house and the neighbor's, running back from the front corner of the house. Behind the house, the published chart leaves the rear-yard height cells empty. They may carry the side-yard numbers, but we don't assume it; we ask the Zoning Officer about each lot before we order 6 ft panels for a back line.

Corner twins and end-of-row houses

On a corner lot, the side of the house that faces the cross street counts as a side yard next to a street, and the limit there is 4 ft. The chart is a little more flexible on material in that spot: a privacy fence or black vinyl-coated chain link is allowed, as long as it stays at 4 ft. Alleys don't count as streets for this rule, so a side yard that only faces an alley isn't pulled down to 4 ft.

You also have to keep sight distance clear for drivers and people walking (§27-317.4). Near a corner, that can push a fence back or keep it lower than the chart alone suggests.

Ways to get privacy out front within the rules

  • A 4 ft picket fence across the front, with a 6 ft privacy run starting along the interior side yard.
  • A low brick or stone wall, which the front-yard row allows, with planting behind it.
  • Planting for privacy, kept out of the right-of-way: §27-317.3 bars hedges and screening there as well as fences.
  • Moving the private outdoor space to the side or rear, where taller fencing is allowed.

Every fence goes up with the finished side facing out, toward the street or the neighbor (§27-317.2), and the chart says only one fence type from its material choices may be used. Before mixing, say, a vinyl picket front with a wood stockade side, we ask the Zoning Officer how that line applies to your lot.

If your street is outside the borough

These limits apply to the borough's Conservation and Gateway districts, which cover its residential neighborhoods and downtown. We didn't find fence rules for residential lots outside those districts. Homes in the Pottsgroves or North Coventry follow their own township codes. West Pottsgrove, for example, bans solid privacy fences in front yards outright (see its rules).

Common questions

Can I get a variance for a taller front fence in Pottstown?

A variance is a Zoning Hearing Board decision and we can't predict one. Most owners get the privacy they want from the side and rear yards instead.

Does a 4 ft vinyl picket fence count as picket-style?

Vinyl is on the chart's list for front yards when it is designed to look like a picket fence, so a spaced-picket vinyl fence fits. A solid vinyl panel at 4 ft does not.
